At Arizona Mortgage & Investments, we offer a variety of loan products and services that help clients achieve their real estate dreams. Our private money, otherwise known as hard money, real estate loan products are designed to meet the needs of clients who do not qualify for more traditional real estate lending products. Our real estate mortgages are intended for those clients seeking alternative financing or nontraditional property financing products. All of our private money mortgage products feature flexible underwriting with no minimum credit score requirements, and we can overlook past credit issues such as short sales, foreclosures, and even a recent bankruptcy. Our real estate loans have no preset debt-to-income ratios, and we consider all sources of income, whether or not they appear on the bottom line of a tax return. Our down payment criteria for our hard money loans are flexible, too. We allow gifted funds, subordinated seller carrybacks and can cross-collateralize our real estate loans with other real estate our clients own to pull cash out towards the down payment on a new purchase. Our loan terms range from short-term bridge loans to longer-term, fully amortized loans, depending on the situation.
Our commercial loan products feature no owner-occupancy or minimum occupancy requirements and no minimum debt-to-income requirements. We provide commercial property loans for office buildings, apartment buildings, multifamily properties, retail centers or shopping centers, warehouses, self-storage facilities, assisted living facilities, and more. We also provide construction loans for any of these property types.
Our loan products and services also include support for individual home-buyers. We offer both hard money owner-occupied loans and investment property loans for single-family Residential properties as well. In this home lending category, we offer many real estate mortgage products, from short-term loans and bridge loans for investment homes to 30-year, fully amortized, owner-occupied mortgages. All products feature no minimum credit score requirements and consideration of all income sources, not just what shows up on the bottom line of a tax return.
We provide private money Construction loans for all property types. Our construction loans include new construction, fix and flip, renovation or remodel, spec construction, home construction, commercial construction, and land development. Our expertise is such that we can even lend on properties where the construction had already begun (broken-priority situations). We work with general contractors as well as owner-builders. Having a general contractor is not a requirement for our construction loans.
Vacant lot and land loans can be hard to find in today’s lending environment. At Arizona Mortgage & Investments, whether you’re acquiring for immediate land development or vertical construction, to hold for investment or perhaps just looking to refinance to free some cash for entitlements or deployment elsewhere, we have a land loan to meet your needs. We also offer construction loans necessary to install roads, utilities and related infrastructure to develop raw land into buildable lots.
